10 Things You'll Love About Living in Highlands Ranch, Colorado

By Jason Reynolds | Living Local with Jason Reynolds

If you're thinking about moving to Highlands Ranch, Colorado, or you're already fortunate enough to call this community home, there's a lot to appreciate about living here.

Having grown up in Golden and spent more than 40 years living in Colorado, I've watched the south Denver metro area grow and evolve. And after 20 years helping people buy and sell homes, I've come to appreciate what makes communities like Highlands Ranch so appealing.

Sure, Highlands Ranch has beautiful homes, great mountain views, and convenient access to Denver. But what really makes it special is how much there is to enjoy right outside your front door.

Here are 10 things worth knowing about living in Highlands Ranch.

1. Miles and Miles of Trails Right Outside Your Door

One of my favorite things about Highlands Ranch is how easy it is to get outside.

The community features more than 70 miles of maintained trails winding through neighborhoods, parks, and natural open spaces.

Whether you enjoy:

  • Morning walks with your dog
  • Running or cycling
  • Weekend family bike rides
  • Exploring nature without driving into the mountains

There's a good chance you'll find a trail close to home.

And unlike some communities where outdoor recreation requires getting in your car, many Highlands Ranch neighborhoods have convenient trail access.

My real estate perspective: When helping buyers evaluate homes, I encourage them to look beyond the house itself. Having a trail or open space nearby can make a meaningful difference in how much you enjoy where you live.

2. Four Recreation Centers That Offer Something for Almost Everyone

Highlands Ranch has something many communities would love to have: four recreation centers operated by the Highlands Ranch Community Association (HRCA).

They include:

  • Eastridge Recreation Center
  • Westridge Recreation Center
  • Northridge Recreation Center
  • Southridge Recreation Center

Depending on the location, amenities include swimming pools, fitness facilities, sports courts, classes, and recreational activities.

For families, these facilities provide opportunities to keep kids active throughout the year.

For adults, they're a convenient way to exercise, socialize, and try something new.

And for homeowners looking to downsize, having recreation opportunities nearby can be a wonderful lifestyle benefit.

Something buyers should know: HRCA membership and access are tied to eligible properties, and certain programs or amenities may require additional fees. It's worth understanding the association benefits and costs before purchasing.

3. Parks Where Kids Can Play and Adults Can Relax

Highlands Ranch offers an impressive collection of neighborhood and community parks.

In fact, the Highlands Ranch Metro District manages 26 public parks.

Some are tucked into residential neighborhoods, while others provide larger spaces for sports, playgrounds, picnics, and community gatherings.

A few worth exploring include:

Civic Green Park

Located near the Highlands Ranch Library, Civic Green Park is a wonderful gathering place with open lawns, walking paths, and community events.

Redstone Park

This popular community park offers a variety of recreational opportunities, including sports facilities and areas for outdoor activities.

Paintbrush Park

A great example of the smaller neighborhood parks that make Highlands Ranch enjoyable for residents looking for a convenient place to spend time outdoors.

My suggestion: If you're considering buying in Highlands Ranch, spend an afternoon exploring the parks near the neighborhoods you're interested in. It's a great way to get a feel for the community.

4. The Backcountry Wilderness Area Is Something Special

One of Highlands Ranch's most impressive amenities is the Backcountry Wilderness Area.

This approximately 8,200-acre conservation area offers a completely different experience from the developed neighborhoods nearby.

Here you'll find natural landscapes, wildlife, and opportunities to explore Colorado's outdoors.

The Backcountry includes trails and organized outdoor activities, with certain trails reserved for HRCA members and their guests.

For outdoor enthusiasts, it's an incredible resource to have so close to home.

And for buyers who appreciate open space, it's another reason to explore what Highlands Ranch has to offer.

5. A Variety of Neighborhoods and Home Styles

One thing I appreciate about Highlands Ranch real estate is the variety.

The community is generally divided into four major areas:

Northridge

One of the more established sections of Highlands Ranch, featuring mature landscaping and a variety of home styles.

Eastridge

Offers established neighborhoods, convenient shopping, and access to recreation and major transportation routes.

Westridge

Features numerous residential neighborhoods, parks, and access to outdoor recreation.

Southridge

Includes a mix of established and newer neighborhoods, with convenient access to trails, recreation, and surrounding communities.

Within these areas, you'll find everything from condominiums and townhomes to larger single-family homes and luxury properties.

Whether you're purchasing your first home, moving into something larger, or looking to simplify your lifestyle, there are options worth exploring.

My advice: Don't choose a neighborhood based solely on the home. Consider the lot, nearby amenities, commute, maintenance responsibilities, and how well the location fits your daily routine.

6. Convenient Shopping, Dining, and Everyday Amenities

Another advantage of living in Highlands Ranch is convenience.

Grocery stores, restaurants, medical facilities, fitness centers, and everyday services are spread throughout the community.

And when you're looking for something different, you're just a short drive from destinations such as:

  • Park Meadows shopping area
  • Downtown Littleton
  • Lone Tree
  • Denver Tech Center
  • Chatfield State Park

You can enjoy a residential setting without feeling disconnected from the surrounding metro area.

7. Easy Access to the Mountains and Outdoor Adventures

If you enjoy skiing, hiking, mountain biking, or simply exploring Colorado, location matters.

Highlands Ranch provides convenient access to C-470 and major routes connecting residents to the Front Range.

Some of my favorite nearby outdoor destinations include:

  • Chatfield State Park
  • Roxborough State Park
  • Waterton Canyon
  • The foothills west of Littleton
  • Trails throughout Douglas County

You don't necessarily have to drive deep into the mountains to enjoy a great Colorado outdoor experience.

8. Community Events That Bring People Together

One of the things that makes a neighborhood feel like home is having opportunities to connect with other people.

Highlands Ranch offers a variety of community events throughout the year.

Depending on the season, residents can enjoy outdoor concerts, holiday celebrations, recreational programs, and community gatherings.

These events are a great way to meet neighbors and become more involved in the community.

If you're new to Highlands Ranch, I recommend checking the Highlands Ranch Metro District and HRCA event calendars.

You might be surprised by how much is happening close to home.

9. Housing Options for Different Stages of Life

One of the most interesting things I've observed throughout my real estate career is how people's housing needs change over time.

A home that was perfect 15 years ago might not be the right fit today.

Highlands Ranch offers housing options worth considering for a variety of situations.

First-Time Buyers

Condominiums, townhomes, and some smaller single-family homes may provide opportunities to enter the market.

Move-Up Buyers

For buyers needing additional bedrooms, home offices, larger yards, or more living space, Highlands Ranch offers a wide selection of properties.

Luxury Buyers

Certain neighborhoods offer larger homes, premium lots, custom features, and impressive views.

Downsizers

For homeowners looking to reduce maintenance or simplify their living arrangements, townhomes, patio homes, and other lower-maintenance properties may be worth considering.

One thing I always remind clients: The right home isn't necessarily the biggest or most expensive. It's the one that best supports how you want to live.

10. A Community That Continues to Evolve

Highlands Ranch has come a long way since its beginnings as a master-planned community in 1981.

Over the years, new neighborhoods, recreation facilities, trails, parks, and commercial areas have helped shape the community.

Today, Highlands Ranch continues to invest in amenities and infrastructure that support residents.

Projects involving parks, recreation, transportation, and community improvements are worth following, particularly if you're considering purchasing a home here.

As a local real estate professional, I believe understanding these changes is an important part of helping clients make informed decisions.

And it's one of the reasons I enjoy keeping up with what's happening throughout Highlands Ranch and the surrounding Littleton area.

Is Highlands Ranch the Right Place for You?

There's no single neighborhood or community that's perfect for everyone.

Some buyers prioritize outdoor recreation and trail access.

Others want a shorter commute, a particular home style, less maintenance, or proximity to shopping and everyday conveniences.

That's why I believe choosing the right home starts with understanding how you want to live.

If you're considering moving to Highlands Ranch, or you're already a homeowner thinking about your next move, I'd be happy to help you explore your options.

After more than 20 years in Colorado real estate, I've learned that finding the right home is about much more than square footage and price.

It's about finding a place where you can truly enjoy living.
